Whose Home Are We Building Anyway?

It’s where you will eat, sleep and play. It’s your vision, your peace and your energy. Your new home should be built with you in mind. Below are 5 areas to gauge if a home builder knows who they are building for.

  1. Customer Experience

Building a home is a huge investment – financially and emotionally. You want to be heard, understood and communicated with. The best way to gauge the builder’s attentiveness throughout the construction of your home (and after) is to ask for their referral rate. A lot of builders send out surveys 30-90 days after their homeowners close asking a variety of questions. The end question is: Would you refer ‘so-and-so builder’ to people you know? Find out the percentage of current homeowners who would recommend this builder. You can also check out the client testimonials on their website.   

  1. How customizable is the floorplan?

Builders range anywhere from not changing anything, to moving a wall, to completely building from scratch. Know what builder will meet your needs and what the costs are associated with making any changes.

  1. Included Features and Options at selections

Each builder, and even each community, offers different options when it comes to standard features. Walk through the models and talk to the new home specialists; know what upgrades have been built in. And when you do want to upgrade, what’s the process? Are you limited to only a few options or is the sky the limit? Do they have an in-house design studio or will you be traveling all over town to make selections?

  1. Quality of Materials and trade partners

The quality of the trade partners and the materials they use is just as important as who your builder is. Ask the builder how they decide who to work with, what they like about them, and even the names of a few so you can do your own research on their work.

  1. Warranty

Be sure to ask what is included in the warranty and for how long. Another great thing to ask is their YTD or previous year’s record of open items (meaning things that still need to be fixed) during the home closing walk-through. And if there are open items, what is the timeframe for getting them fixed.
