Builders range anywhere from not changing anything, to moving a wall, to completely building from scratch. Know what builder will meet your needs and what the costs are associated with making any changes.
Included Features and Options at selections
Each builder, and even each community, offers different options when it comes to standard features. Walk through the models and talk to the new home specialists; know what upgrades have been built in. And when you do want to upgrade, what’s the process? Are you limited to only a few options or is the sky the limit? Do they have an in-house design studio or will you be traveling all over town to make selections?
Quality of Materials and trade partners
The quality of the trade partners and the materials they use is just as important as who your builder is. Ask the builder how they decide who to work with, what they like about them, and even the names of a few so you can do your own research on their work.
Be sure to ask what is included in the warranty and for how long. Another great thing to ask is their YTD or previous year’s record of open items (meaning things that still need to be fixed) during the home closing walk-through. And if there are open items, what is the timeframe for getting them fixed.
